$30,000 or $33,000 w/broker (many more photos below) On Amelia Island at Egan's Creek Marina, a perfect getaway (that itself get's away) with more privacy and beautiful views than you'll likely find at any other marina or slip. Yes, the $327/month (half-price, at least) slip stays with the boat; and once you own the boat, the slip stays with you - regardless of whether you place a different yacht there later, and there's plenty of room for a 50'. But this is a very special package at a very wonderful price, as is. The entire starboard side of this spacious and bright 39ft, aft-cabin, REAL water-front vacation condo, is completely private and has lush green views. Both banks along Egan's Creek Marina are very private.
The intracoastal is right around the bend, and the open ocean is right around the Island. Also, directly across the intracoastal is St. Mary's River.
Egan's Creek Marina location: View Larger Map Plenty of beaches and turquois waters. Use map navigation buttons; upper left. The hull was recently refinished and repainted and was placed back in the water remaining unmoved for the past year. The engines were also overhauled, timing re-done, a few parts replaced, and a new stern-drive unit added on. The original dual 120HP Volvo Penta Inboard/Outdrive engines (240HP total) have 200 hours and 260 hours ... that's it, as this vessel was barely taken out in its lifetime. The vessel spent much of its life docked on the St. John's River. The original sterndrive (still in working condition) which was replaced is on the fore-deck of the boat, viewable in one of the photos. The hull is solid and sound, and there's no leaks or any problems I am aware of; and to my knowledge, never has been. The hot-water heater does not work (probably requiring new heater coils), and there are only the basics aboard. The entire boat should be in excellent condition, although the interior would want some cosmetics done. I didn't even bother to have a survey done on the boat when I bought it, as too many experienced people looked her over and gave her an A+ for soundness. I am selling the vessel because of a change in plans in my mother's retirement, and that I will be using the funds from the sale of the houseboat to start a business. When purchasing a boat, the marina and slip your boat will call 'home' is often neglected. If you enjoy a 'parking-lot' marina, with neighbors five feet on either side of you, and more across the 4-ft pier, and even more across the waterway, then you can pay premium dollars to have a 'fishbowl' ... just when you want to escape from it all. BUT, if you want to stay a full 10 days at a time docked at your marina plus more on your vacation home out on the water, and if you have some discrimination for privacy and views (other than the hull of your next-door neighbor), then look no further. Many marinas will not allow you to stay overnight in your own boat, or just for one night. The rules and regulations are as prohibitive as the cost. Here, you'll enjoy a very casual lifestyle, with no-one to bother you - and a very relaxed and friendly management and ownership. Have it all. Take your villa out on the ocean and feel free to go anywhere. Stay overnight at a mooring or at anchor, en-route. Swim the turquoise waters of your choice, dine at that ocean-front restaurant. Or just keep your vacation home docked and use it as you wish. I was going to put my motorcycle on the front deck and tour the towns with my girlfriend. I still might, if I don't receive a full offer soon; this life of fully living beats being stuck up here in Connecticut, and is far less expensive in the end (it costs me $3,000/month just to 'get by'). I'm really not joking when I say I might rescind this sale at any moment. The vessel is in cruise-ready condition and is ready for your finishing touches ... (I wanted to put in a few thousand dollars and a couple weeks of time to make this boat what I would want it to be - but making it YOUR home is half the fun and delight. I was going to polish the floors and line the lower walls with bamboo and put blue canvas around the railings ... but selecting your colors, your fabrics, and exactly where you find it important and satisfying to put in your creativity is a choice I'm better off leaving to you. For myself, all boats I see require me to re-do them to my particular tastes. So, in the end, we both save about $5,000 by my not finishing the boat to my delight, but letting you do that for yourself). Owner Financing. I require as much up-front cash capital as possible, and living expenses for the next year. $20k cash down will get you a $10k mortgage of $800/month for 13 months. In such scenario, the sale could be for $10k, if desired. I can work creatively to your needs and situation. The following are photos of the boat - notice the amount of privacy and views you can have:
